implemented to the highest standard

The spacious villa with 608 m² of living space and usable space harmoniously blends into its green surroundings with palm trees and Mediterranean flair. It was built across a 3,000 m² plot of land.

On 2 levels, the villa has an open living/eating area with a fireplace, 5 bedrooms and 5 bathrooms, as well as 2 guest toilets. The light-flooded entryway welcomes visitors to the upper level of the villa. There are 3 bedrooms here, each with a small corridor, a bathroom, or a bathtub. Smaller terraces attached to each bedroom are spread around the building and in the garden. You can enjoy a spectacular view of the sea and the landscape typical to the south of France from all the big terraces and the loggia. Floor-to-ceiling windows can be opened completely and conveniently connect the lounging area in the loggia with living/eating area.

A big breakfast terrace benefits from the morning sun and a view of the sea, and becomes the perfect place for a barbecue in the evenings. In the lower level of the Villa Julia, there are two additional bedrooms, 2 bathrooms, a guest toilet and the double garage. In the garden, you can relax on 2 large terraces and in the stylish infinity pool.
The exclusivity of Villa Julia reflects the high standards of the German cai Group, from project management and construction management through to implementation. The building and the pool were built as reinforced concrete structures in accordance with German standards. The high construction quality is made clear through the selection of quality materials and equipment and is also reflected in each individual detail. A well-known garden architect was commissioned to design the garden and transformed the property into an oasis with Mediterranean flair. The infinity pool with an integrated jacuzzi lights up in the evenings and is the perfect addition to the magnificent view of the Bay of Saint-Tropez.

When designing the villa, we thought of everything to make the discerning occupant's stay as relaxing as possible. Each room also has individually-controlled air conditioning systems, as well as a security system with individual room surveillance and a smoke detector. A large utility room, which is connected to the kitchen on the top floor, is equipped with a washing machine, a tumble dryer and so on. The double garage provides enough space for 2 vehicles, and there are 3 more parking spaces available on the property. There is sufficient spare room on the villa's lower level to install a sauna and wellness area or a wine cellar.
